Why Premium Finish Restoration Is Different
The standard residential water restoration playbook was built for tract-housing finishes: standard paint-grade drywall, oak strip flooring, ceramic tile, vinyl baseboards. Most premium Edgewater + Cliffside Park condos have nothing in that list. Wide-plank European hardwood (often custom-cut to match a specific tone), large-format porcelain or natural stone tile (sometimes 24"ร48" or larger, requiring specific demo + replacement methods), custom millwork that matches no off-the-shelf product, designer paint specs that cost $200/gallon for the right tone, integrated lighting that the original electrician designed for that specific layout.
When water damage hits these units, "tear out and replace with builder-grade" produces an unhappy claim. The unit owner pre-paid for the finishes; the insurance covers the betterments under HO-6 at the actual replacement cost (not the builder-grade equivalent). Our job is to preserve what we can and match what we have to replace as closely as possible.
Practically: slower drying protocols (extended LGR dehu cycles to dry premium hardwood without grain stress), pinless moisture meters (no probe marks on visible surfaces), specialty trade coordination (custom millwork sourcing, hardwood refinishing, designer paint matching), and detailed documentation of the original finishes for the insurance betterments claim.
